The prices of panels and new apartments have reached the same level in several major cities and districts of the capital.

In several districts of Budapest, panel apartments have recently become more expensive than brick apartments. As a result, in several neighborhoods, the prices of panels and newly built properties have almost completely converged.

 

The background to this process is the Otthon Start Program launched last September.

This program provides buyers with a preferential, subsidized housing loan with an interest rate of 3 percent. The condition for using the subsidy is that the square meter price does not exceed one and a half million forints. This loan structure completely destroyed the domestic real estate loan market by the beginning of 2026. Due to the high demand, the square meter price of renovated panels has exceeded the limit in several housing estates in the capital.

 

The price difference between panel and new apartments has also decreased drastically in the XI. and XIV. districts. The convergence of housing prices can also be observed in larger, higher-priced rural cities, such as Győr. Meanwhile, the number of new apartments available in the capital's market rose to a record high by March. The average price per square meter of newly built apartments reached 1.85 million forints by the end of March. However, in April of this year, there are already clear signs of a trend reversal in the market.

 

Demand for panel apartments has fallen significantly, while their supply is constantly expanding. According to experts, prices are expected to move further apart in the market in the coming years.
