EURO IN HUNGARY AND THE PROPERTY MARKET

The introduction of the euro would fundamentally transform the Hungarian real estate market and could thus be its biggest winner.

The new Hungarian Government has set its sights on introducing the euro as soon as possible, which estimated in 2031.

 

 

WHAT EXPECT THE EXPERTS?


• The emergence of institutional investors and the return of foreign buyers

Due to the exchange rate risk of the forint, the Hungarian market is too risky for foreign investors. The introduction of the euro opens the way for large foreign portfolio investors, who could buy up to several hundred apartments at a time for long-term rental purposes. This could replace the missing Hungarian institutional investors (pension funds, insurance companies).

 

Mass investments

The approach to the eurozone is already conducive to an increased mood for residential real estate investment. The market is becoming a more liquid, normal, and predictable investment area.

 

• More favorable financing and yields

With the introduction of the euro, banks could provide loans for real estate investments with more flexible terms than currently available, similar to the Slovak experience.

 

Appreciation potential

As the yield on Hungarian government debt approaches the Western European average, leverage would create significant appreciation potential that would attract many foreign players.
