Budapest district 7 upholds Airbnb ban

In Terézváros, District 6 of Budapest, residents voted in a local referendum to ban Airbnb-type accommodation booking platforms from 2026.

 

After the Covid pandemic, Budapest became a regional leader in the market for short-term accommodation and Airbnb accommodation. For example, the Terézváros municipality was not happy about the increased traffic, saying that the district was emptying out, and many people complained about homelessness. In addition, according to research (depending on location and investigation), Airbnb increases real estate prices and rents to a greater or lesser extent, even if a ban alone is not a solution to the phenomenon.

At the request of the Terézváros residents, short-term rental of apartments will no longer be allowed in the district from 1 January 2026, and home buyers reacted almost immediately to the announcement of the regulation. After the autumn 2024 vote, interest in district properties fell from 14-16 percent to 12.5 percent. The last time there was a similarly low demand was during Covid, when there were no foreigners and more and more people moved to houses with gardens. However, analysts say the drop in interest was only temporary.

Left-wing mayor Tamás Soproni said:
“we will protect the decision and interests of the district residents, because for us the right to housing and a home is more important than financial interests. We will not amend our regulation, and if necessary, we will take the matter to the Curia.”
