In Budapest, the prices of panel apartments continued to increase the most (21%), while non-panel, multi-apartment buildings increased by 12% and family houses by 8.6% compared to the same quarter of the previous year. The specific price of panel apartments in Budapest already exceeded that of family houses (890 thousand and 800 thousand forints, respectively), and in the case of non-panel condominium apartments it reached 1.1 million forints.


The housing market of the county seats was characterized by parallel, but more moderate, price increases: panel apartments increased by 12%, non-panel condominium apartments by 11%, and family houses by 3.0% compared to a year earlier. In this category, apartments in Debrecen were the most expensive (808 thousand forints), followed by those in Győr, Székesfehérvár and Veszprém, all with prices per square meter of around 700 thousand forints. Second-hand apartment prices were still the lowest in Salgótarján (256 thousand forints), despite the fact that there was a significant 13% price increase here compared to the same period of the previous year.


In the Balaton agglomeration, a second-hand apartment had to be paid 9.2% more per square meter than a year earlier. In this region, after a 13% increase in price in the first quarter, prices did not increase further during the year.


In the Budapest agglomeration, square meter prices were 10% higher on average on an annual basis than in the previous year. The 8.0% jump in the first quarter was followed by more subdued price changes here in the rest of the year.
